Types of property surveys

Level 3 - Building Survey (Highly Recommended):


The level 3 building survey is the most comprehensive survey you can have. The survey will take place inside and outside of the property. It is highly recommended for the most detailed inspection. We will check in hard to reach areas like the loft space for sufficient insulation and roof and chimney issues. Whilst in the loft our surveyors will also check the inside of your chimney breasts and survey the lofts condition and size.


The boiler, gas and electric meters, as well as plug sockets and lights will also be checked for any electrical safety issues. The presence of Asbestos in the flooring, roofing or ceilings, insulation and walls will be picked up as well as looking out for Japanese knotweed and other invasive plant issues that can cause serious structural problems.


Structural movement evidence such as cracks and bouncy floors will be investigated fully but are not always a concern. Damp is high on the list of common issues within a property, walls will be checked for sufficient insulation as well as windows and doors and any gutters, drainpipes or drainage issues. We will want to check behind any large movable furniture like wardrobes, beds and sofas and inside kitchen cupboards for damp, mould and any infestations. A level 3 also includes estimated costs for any repairs that are required.


Level 2 - Homebuyer Survey:


The level 2 homebuyer survey isn't as extensive as a building survey covering homes less than 50 years old in good visible condition and no renovations. The main common issues will be checked and reported at a more visible level if evident both inside and out and in more accessible areas. Services are only checked visually and brief notes on repairs and maintenance will be relayed but not into great detail. Any serious issues that affect the property value are covered.


Level 3 - Home Condition Survey:


The level 3 home condition survey is the least extensive survey mainly for modern houses or flats with no previous issues. Compared to the other 2 levels of surveys available this is the basic level which covers only minor issues and potential risks observed in the properties condition.
